As I have mentioned, my wife and I are currently renovating our principle place of residence as an investment project. We are looking to increase the capital value of our property and then flip it, taking advantage of the zero percent capital gains tax on your principle place of residence.

One of the reasons we got the property at better than market rates, and one the reasons we are going to easily be able to increase the value is that the place had a bit of a termite problem.

We have used termite exterminators in Austin, TX previously, and know that it is not so hard to get rid of the little critters, and providing you know what needs doing you can usually repair the damage (it always depends on how long they have been dining out on the house for though..). Most people however get put right off at even the mention of the word termite. So, it drive the liquidity of the house right down. All the buyers dry up. Which is a perfect negotiating landscape for yours truly.
