My wife and I have been investing in property offline for a while now, it is one of the ways that we diversify our business interests and also something my wife, inparticular, has a great passion for.

Some people will experience the sale of their home as the most stressful experience of their entire lives. Obviously property investing is not for that person. And I am of the firm opinion the reason most people find the experience so stressful is that they find it difficult to find buyers for their home. If you have a choice of buyers I guarantee you will enjoy the process a whole lot more.

So, how do you attract more buyers?

There are a few important things you need to do when selling your home or investment property that will more than double the number of leads you generate and increase the likelihood of a serious buyer arising. Today, I am just going to kick off with a very quick and simple tip, and we will follow up with more tips later in the week.

Tip: Use area rugs to give your home a warm and homely feeling.

If your investment property feels like a rental property it will attract less buyers. People have an emotional connection with property. It is a funny asset. People have to be able to identify with the property, and they have to be able to feel like they can see people living in it. Adding a rug to an open area will make a HUGE difference to the feeling of the room, and the interior design of the property. Which we all know is a major factor in creating a great impression on prospective buyers.

And the other benefit of rugs, versus say investing in new carpet for your property, is that you can re-use them for similar purposes in your other properties.
